2 Piccadilly Circle, Lady's Island SC, 29907Pleasant Point is a neighborhood on the ascendency, and 2 Piccadilly is a very well-priced home within the community.

I recently toured 2 Piccadilly, and its assets are too numerous to list here. The home has a terrific lifestyle element, with views of the Intracoastal Waterway in the distance, and two lakes. The outdoor covered patio and deck allow the homeowners to enjoy the Lowcountry lifestyle on a daily basis.

Inside, the home has been smartly renovated, with wood floors throughout much of the house, and Mexican Saltillo Tile in the living and dining area, creating an atmosphere which is at once both formal, and relaxing.

This 4 bedroom/3.5 bath home has more than 3000 square feet of living space, and a two-car garage.

307 Burroughs Ave, Beaufort SC 29902More Signs of the Times, More Great Opportunities.

307 Burroughs Avenue in downtown Beaufort just hit the market this week. This caught my attention, because I had this home listed a few years ago, for $209,000, if memory serves.

The asking price now? $165,000. Back in the 2004 to 2006 range, when real estate boomed in and around Beaufort, it would have been hard to believe you would again be able to own a really nice home, in the mid-$100k range. Now, to be sure, I haven't been in the home in a few years, so I am assuming the property hasn't been run down.

Back when I had the home listed, it was stellar. The hardwood floors had been refinished, some really nifty fixtures adorned the home, the roof  had been replaced, and the garage had been converted into a…

azalea_square_condominium_384We sometimes see opportunity knock twice in the Beaufort's real estate market.

Take this little condo which just came back on the market, at $38,900. It's a foreclosure, is in very good shape, and is located in a fairly new condo community just minutes from historic downtown Beaufort, SC. The name of the complex is Azalea Square. A few years ago, when the community broke ground, these little homes were selling in the low $100,000 range, to the $120,000 or so range.

This condo, with just over 1000 square feet of living space and two bedrooms, had been under contract, but that contract fell through. So an opportunity to pick up an absolute steal is available again.

The next available condo home, price-wise, is listed at $75,000. Imagine being able to purchase…

109 Bartram Drive, Beaufort, SCWe think 109 Bartram Drive is the one of the smartest homes in Battery Point, a terrific community about 7 minutes from Historic Downtown Beaufort, SC. Designed  with incredible detail to quality, 109 Bartram Drive has all the modern conveniences of a new home, yet has the look and feel of a home built from the early 1900s.

109 Bartram Drive is located in heartbeat of Battery Point, just a few steps from the community tennis facilities, pool, and playground.  Despite this central location, 109 Bartram has a sense of privacy because of its location in a cul-de-sac, and the green space out back. The screened back porch overlooks

11 Governors Trace, Cat Island SCOn Monday, one of my favorite houses in Olde Tabby Park, a neighborhood on Cat Island, was listed for sale.  11 Governors Trace hit the market priced at $417,000. I am excited as this is one of the best homes on Cat Island, and the listing agent did a great job pricing the house.

So what makes this home so special?  To name a couple:  layout, curb appeal, 3000+ square footage, and quality of build.  Something else to mention, that will really sell this house, is the lot  and the location of the lot.  The lot itself is unique because it is large, well-maintained and is draped with magnificent oaks.  It is located in a private portion of Olde Tabby Park and overlooks the fairway and lake.  Across the street are protected wetlands, which will forever give
