Walling Grove Offers Surprising Waterfront Deals on Lady's Island, SC

It seems that every week I am reminded how quickly home buyers have to act if they are going to capitalize on some of the tremendous real estate opportunities in Beaufort, SC. When these properties are reduced beyond a certain price threshold, buyers are going to move, and they often move in masse. And these are going to move lightning quick.
The latest example can be found at a tidal creek home in Walling Grove, a deep-water neighborhood on Lady's Island. Homes in Walling Grove range in price from $305,000 up to $749,000, for something on the water.
The home in question had been on the market more than 500 days, and was reduced on March 31 to $350,000. Almost immediately, a buyer snatched up the property. I am going to go out on a limb and say that the buyer paid very close to the $350,000 asking price, if not more.
For you real estate stats geeks out there, $350,000 for this 3700-square plus foot home works out to about $93 per square foot. Now, mind you, this home is on a tidal creek, and has a dock with a boat-lift. This home, by the way, sold for $500,000 in 2005.
To put things in perspective, I had a nice home listed in the Walling Grove neighborhood a year or so ago for $489,000. The home had no water views, and no water access.
One of the distinguishing features of Walling Grove is the large lot size in the neighborhood. Most of the lots are close to an acre in size, with some homesites have several acres.
Residents of Walling Grove have a private boat launch, and private community dock. Many of the homes in the neighborhood overlook Broomfield.
