Beaufort SCWe here at Lowcountry Properties get many requests for "overviews" of Beaufort and the surrounding Lowcountry.

When I think of like in Beaufort, the word, "character" comes to mind.  You won't find many towns with the character of Beaufort. With all due respect to our friends South of the Broad River, Bluffton and Hilton Head don't have 1/10 the charm or character of Beaufort. Then again, most towns don't. Beaufort was founded in 1712, and is one of the most historically significant towns in the Southeast. In downtown Beaufort, and the Penn Center on St. Helena Island, we have two of South Carolina's three National Historic Districts. The other is in Charleston.

If you are seeking a "special" place, a place that feels like you're on the water every day,…

In what has become an annual ritual, Habersham SC has once again been named on Where to Retire Magazine's "Top Master Planned Communities" List.  The criteria included location, cost and amenities. Magazine editors evaluated thousands of communities around the country in coming up with the most accurate list possible.  Readers were also surveyed as to their Retirement Expectation and Relocation Experience.  Residents indicated that neighborhood activity and neighborly interaction were a large factor.  These were sites as helpful for a smooth transition to a new area.

Habersham's wonderful mix of marketplace shops, eateries and services, along with multiple parks and amenities were reasons editors and readers alike included Habersham as one of their

beaufort_fishing_473Outdoor Life magazine has included Beaufort, South Carolina on it's list of the "Top 200 Best Outdoor Towns". Calling it a "saltwater paradise, The publication tabbed Beaufort at #108 on the list. The list was based on a variety of factors that seemed to take into account quality of life for humans and abundance of wildlife.  Categories uses to determine the list were:  Median Home Value (2007), Cost of Living Index (2008), Unemployment Rate (2007), Mean Commute Time (mins.), Amenities, Gun Laws, Fishable Species, Huntable Species, Proximity to Public Access, and Trophy potential.

While the accolade is great, it was a head scratcher to see Beaufort so far down the list.  If there is 107 better towns than Beaufort for outdoor life, I would sure like to

This past Friday the CBS Early Show had MoneyWatch dot com name their top places to retire and not surprisingly, Beaufort was on the list at number three. Editor-at-Large Jill Schlesinger called Beaufort a charming seaside town.  For you who have visited, I do not need to explain why we made the list.  For those who have yet to visit out wonderful little town, here are some reasons retirement is great here:

  • Very low taxes
  • Fantastic climate
  • Beautiful scenery

The secret is out!  In 2008, Beaufort, South Carolina was voted Best Small Town by Southern Living Magazine.  Surrounded by water, Beaufort is located on the east coast between Charleston, South Carolina and Savannah, Georgia.  Beaufort has much of the charm of these two cities:  marshes, rivers, mossy oaks, and lots of history.  Beaufort has been said to be a miniature Charleston.

Beaufortonians live a laid back lifestyle.  Most homes here have large porches which encourage residents to sit outside, enjoy the day, and talk to neighbors.  In addition, many of the premier neighborhoods promote a community feel with common green space, neighborhood docks, pools, and tennis courts.  People in Beaufort are friendly, exuding southern hospitality.  With all

boat_900 For a short blog tonight, I thought I might keep everyone up to date on what has happened so far on the Lady's Island SC real estate scene in 2009.  When I put this chart together I was a little surprised at how few homes had actually sold so far this year.  Because closings take anywhere from 20-90 days, the low number are a direct reflection on how slow the end of 2008 was.  While the market is not booming, there is no doubt the amount of buyers looking to buy a home is picking up dramatically.  Most of my peers are busier and I personally have noticed a dramatic increase in website traffic.  Currently, there are 18 homes under contract and you can bet your bottom dollar that will double by March.  Low rates, homes prices SLOWLY coming down, and every

11 Governors Trace, Beaufort SC

Because I love living here, and I am a Realtor, I have made Cat Island a major focus for my business.  With  that being the case, I try to keep up with the neighborhood home listings as soon as they hit the market.

On Friday, one of my favorite houses in Olde Tabby Park (a section on the island) went for sale.  11 Governors Trace hit the market priced @ $535,000.  I am excited as this is one of the best homes on Cat and the listing agent did a great job pricing the house.

So what makes this home so special?  To name a couple:  layout, curb appeal, 3000+ square footage, quality of build, and price.  While 11 Governors Trace has all that, the thing that will sell this house is the lot and location of the lot.  The lot itself is unique because it is
