Beaufort SC Offers Reduced Priced Waterfront Lot Opportunities

While researching land opportunities for a buyer-client, we have really been turning up some 5-star opportunities. In addition to our own research, we solicited ideas from members of the Beaufort Country Association of Realtors, and were really blown away with some of the opportunities which have surfaced.

Take Lady's Island, for instance. Waterfront homesites overlooking Factory Creek and the Intracoastal Waterway sold in the $300,000 just a few years ago. Now, there is one available which can be had for $199,000, and this would include 53 feet of slip space at the Lady's Island Marina, right across the Intracoastal Waterway from downtown Beaufort. With one of the largest builders in the country set to begin construction on news homes in the neighborhood, this could be a good time to invest in this neighborhood, which is located 5 minutes from Historic Downtown Beaufort. The future homeowners of this property will have 24-hour access to Beaufort's waterways, right outside their back door.

My buyer-client is open to several types of land, from individual residential lots in Beaufort, to larger tracts in more rural areas like St. Helena Island, which we think boasts some of the best deep-water property on the East Coast.  Among the possibilities on St. Helena Island is a 9-acre parcel on a high bluff, overlooking Village Creek, one of the Beaufort area's prettiest waterways. This property sold for $525,000 in 2006, and is currently listed at $299,000. The future homeowners of this property will be able to enjoy gorgeous and private waterfront living, just 18 minutes from downtown Beaufort, SC, and about 10 minutes from the beaches of Hunting Island.
